I mean when you think about it there's two types

a)kinda just happens - artists and broke cacs go to a neighborhood and make it 'hip' and make other cacs feel safe moving there for the cheaper rent. think bushwick

b)try and try - real estate developers/ agents tryna make money by just building/renovating shyt then convincing cacs to come there for cheap rent and a convenient commute. think harlem and the south bronx right now
