$700K New Home

My boy had his house built in 2014 and at the time it was 250K (Houston). Huge beautiful house that sits on a lake, but when I tell you all of the issues he's had with this house. AC went out in 2019 and again in 2021, Huge water leak in the upstairs bedroom from outside, dishwasher had to be replaced bc it was installed wrong and flooded his kitchen floor when he let it run overnight. Had to have the kitchen sink replaced....I'm forgetting some other stuff but its always something. He's already tired of it and wants to sell it, and move into a condo downtown.

1000% I've been in SOOOOOOOO many houses trying to find something that I could afford but went and looked at some new construction homes just to see how they were built. I'm nowhere near any inspector but I could see issues with flooring, tile in bathrooms having issues, problems with windows. I remember reading that old houses aren't meant to be airtight like new construction homes which is why there are probably so many issues with windows because the builders dont commit to doing it properly to achieve ventilation efficiency.

I work in wholesale building supply on the design end and old school contractors are constantly complaining about homes being wrapped too tightly these days.

That's why you hire an inspector multiple times throught the entire process. I just bought a 650K house and we stayed on thier ass.

Aside from this video....has anyone lived in a house that was totally perfect and didn't need anything worked on?

Most homes are not "move in ready" per say. but in older regions there are houses over 100 years old with great bones.

Newer houses are made with cheaper material and are quickly built.

All this shyt just to have to fight the builders to fix it too. A lot of the times people already have money tied up in these too. Then you gotta trust they fixed it RIGHT.

My house will be a hundred years old soon.i have some nice updates and normal maintenance, would never live in a modern build. They are trash and don't get me started on cookie cutter developments.

700k for a house like that after the problems are fixed is a steal these days
