It’s expensive, the infrastructure sucks, traffic sucks, the people are a$$holes and the heat is becoming unbearable.

The black population percentage is dropping too, and it’s very noticeable. A lot of my family left and they have no interest in coming back. My mom grew up in a black neighborhood. It’s mostly Hispanic now.

At some point rich people are going to leave Miami too. The insurance costs are simply too high, and they're gonna have deadly hurricanes and floods on a yearly basis now. It's over.

Miami housing will probably be ok since Miami is basically offshore banking and property speculation for the wealthy (businessmen, government, cartels) and their families from all of Latam. It could be like HK, Singapore, or parts of London where the rich invest and everyone else scrapes by or leaves.

Florida is headed towards an existential crisis, it's going be hard to get insurance backed mortgages in some of the hurricane zones soon
The gulf states are going be the most affected by global warming and they have the worst leadership in place to handle that. People who are more focused on race based culture wars then common sense governing

No company insures any homes older than like 1997 now..

And these same sellers with their 1970 house want 100k over appraisal

On the real though, we have a perfect recipe for disaster: hall of criminal fame corrupt politicians who only care about lining their pockets and nothing else, developers financed by cartel money doing everything they can to pave over the last bit of untouched land we have left, stagnant wages coupled with an over abundance of cheap labor (refs come in by the boat and plane load daily), gentrification driving natives out, Cuban cacs all aboard the trump train, collapsing infrastructure that can't handle even a bit of rain, and God only knows what this hurricane season will bring.
