Was thinking about Residential for while and of course horror stories of tenants. Damage to your house, yard, or being late with payments

But then I thought about Commercial real estate, which is crazy because it never crossed my mind until I did some reading. I don't know anything about this side, but it seems to be better than residential. 1) Professional tenants means no tearing things up. 2) A good location means tenants can easily stay for years and years 3) Rent will most likely always be on time. 4) I think you can charge more for mortgage.


The entry level seems so high though.

You gotta have a strong financial backing to get into it. Which is why most commercial sites are owned by a group investment.

What if you start off smaller? I'm thinking barbershops, dentist offices, insurance offices, mechanic shops, etc.

sounds like a dope idea if you see one locally, you probably cant lose. there will always be business tenants looking for a decent store front

I'm actually reading a book about it now and it has me thinking about getting into it. I was gonna build up a portfolio of single and multi family homes first but now I'm more open.

I was told it’s like Monopoly. Get your residential game up then go commercial.
And u know how long it takes in monopoly to get them red buildings. Like other breh said it’s usually a group effort. If u have the resources DO IT!
