for example on a duplex,
you rent out both the whole year, at the end of the year you calculate your expenses, Mortage, insurance, etc etc. And you end up with roughly $3000 of cash flow. Is that considered a worthwhile investment property?

I have a duplex and I clear about $7k per year. Upstairs tenant pays about 85% of mortage. Downstairs pays for maintenance and random repairs.

I would say depends on how much you paid and what your cash flow goal is/was
