Can you only get homeowners insurance only if your house is newly built? I do not know much about it, but if you have to pay annual premiums between $300-$450 and then a service fee of between $50-$100 is it really worth it?

I guess it all depends on how much the issue is going to cost you.

Homeowners insurance is REQUIRED. It comes out in your mortgage payment along with taxes. My dryer broke last year. A new dryer would have cost around $400 plus delivery. I called my home warranty people and payed $50.00. My shower and toilet been on the fritz lately. Called home warranty on Monday. They came and fixed both for $50. It's worth it to me
