Man this is what i wanna do, shyt seems simple as hell. I'm trying to get into the rental game tho...get a few rentals under me, hire a management company/manager and its seems like the easiest way to get out of this rat race. Come on brehs somebody with some knowledge speak on it.

I currently work in real estate. Your plan sounds similar to mine. but like me, unless you have a ton of money to begin with, you can't really make big investments.
Gotta start small & work your way up.. Unless you hit the lotto or marry someone who's wealthy. :yeshrug:

real estate isn't a trend or a bandwagon thing.

but it also isn't something that someone should rush in to without a little knowledge

it looks easy from the outside but there is lot of shyt to deal with with owning properties, and rentals can be a pain in the ass too.
Renters have more rights than owners and I know a few dudes that have been fukked by bad renters.

regardless. IT is a good way to make money.

I see ppl buying expensive houses and trying to flip them(or even live in them)

the most successful ppl I know in real-estate are practically slum lords.

its better to buy cheaper properties fix em up and flip em. cheap homes ell waay faster than trying to sell that one goldmine

Id rather buy 3 100,000$ homes than one 300K one feel me?
its like diversifying your portfolio on the real estate tip

but if someone wants to get in the rental game just cop a duplex or triplex or small building that you can live in and still rent out the other apt's

my cuz bought his first home as a triplex, and his own personal mortgage covers the building. and the other 2 apts he rents out is extra $$

I own my own home and a separate condo that I rent out. I don't make a lot of money from the rental. as I invest all that money back in to the principal. and I'll make all my money through equity when I sell and reup to buy 2 or three more.

same with my personal home. I am putting an extra 25% on my mortage EVERY month. I've knocked off 15 years of mortgage in 5 years by doing this.

I'll be mortgage free on my own home in 10 years :smugbiden:

Then Ill sell that and buy/build my dream home and live that life.

looking for a house now. There's a lot of flippers in the game and for some reason all the houses end up looking the same after fixing it up, maybe they're using the same contractor.

I watch a lot of the flipping shows and one thing I remember saying is to start out cop a house and live in it for about 2 years. While you living in it fix it up to add the equity then after you sell it. Do the same thing til you get enough cash to do it full time

Anyone ever tried house flipping in another country? Particular one of those countries with an emerging economy (i.e.: Brazil, South Africa, Vietnam, etc.). My thinking is that America will be dead in 20-30 years. Why not start your real estate investment empire in a country that will become a super power later on? You'll have a head start.
