I would start a soul food/Japanese fusion restaurant. Some ideas would be miso grits with a shrimp tempura, or catfish sushi, along with your traditional soul food staples and Japanese food. I won't go farther than that.

For a coffee shop usually high value location on the beaten path is important but if you do something niche or are willing to host people for extended time you can go for a backstreet location
