Condo Vs A House

I've been renting since I've been in Atlanta, but I'm about to make a move in a few months or so. I've been looking at condos in Midtown (1 bedroom) but I really would like some advice on the pros and cons of a condo vs a house from the Coli brehs. I'm single without kids:takedat: so I don't need much space, so that's why I was peeping these condos out. Plus, I just like the layouot of a condo better. But I don't wanna play myself if a house is that much better of an investment,

I know shyt about nothing but I too have been looking around and saw this gorgeous condo with dark wood floors, nice smallish kitchen, then I saw the monthly hoa fee fukk that. I'm not sure what the hoa does but I have no problem cutting my grass and shoveling my snow or paying someone else to do it

I want a big dog, my cat is an outdoor cat and for me a condo just seems to have too many rules for my lifestyle

So from a person who don't know shyt about shyt if rules, processes, community and low maintenance is your thing, I'd go for a condo

But I crave a house

In a condo other people have too much control over your property. My ma has a condo and her condo association drives around and takes pictures of the smallest, dumbest shyt to complain and potentially fine her about. Like the garbage can being placed inches off the exact spot or other petty shyt and you PAY for them to do the shyt

Your dog barks too much or too loud for your neighbors? Fine and complaints :scust:

Your neighbors don't want you there? Petty bullshyt to complain and potentially fine you about

Don't have to worry about any of that bullshyt in your own house for the most part.

Yeah, that's one of the negatives for sure. The HOA fees for the one I was looking at are $350 per month:sadcam:

Yeah, I read it can get real grimy like that. I'm definitely not with that nosy neighbor bullshyt. One of the main reason I was looking into condos though was that for the location I want to live in, they have condos I can afford, but not that many houses. I might just have to look at different areas.

this right here. my first housing purchase was a condo. I was on the ground level so no one was below us, but we had folks above us. one time someone overflowed their washer, and it started coming into my ceiling causing damage.

one time someone above us pipes burst and it leaked into my kitchen on superbowl sunday when it was negative temps out.

also there were lots of folks NOT paying assessments and they were trying to charge us special assessments when I had been paying the entire time.

I don't like other people having my destiny in my hands as far as that kinda bullshyt goes.

in a house, I'm responsible for yard work and anything that goes wrong, but the peace of mind I get from not having to worry about a$$hole neighbors far outweighs those drawbacks.

in a house you can do WHATEVER you want and make as much noise as you want.

House--for me personally is because of convenience, privacy and space. Plus, if you have more than one car, you have to pay for those parking spots (particularly in highrise condo's)

Condo- one advantage is definately safety, when it comes to breakins (highrises usually have some sort of security). Small space, means lower utility bills.

the convenience and ease of a condo, plus the location will probably be much closer to everything is a plus for condos.
I like condos for the simple ease of everything. Big thing before you buy a condo though, is you have to talk to ppl about the HOA and the neighbours. some of them are good and some of them are shyt.
YOu also have to look at it like this...not trying to offend anyone, and it works the same way with houses. But if you are looking to get a cheap house, then chances are you are gonna be somewhere that might not be as desireable, or may contain a lot of rentals.

myself I try to avoid condos with lots of rentals(renters usually don't take care of the place like an owner would)

Houses on the other hand are great for privacy, space, family life.
You have more control over your space, yard,etc. but costs can be expensive too.

I currently live in a house, have lived in condos before. But now me and the wife are looking at getting a second place back in Florida. and Chances are it will be a condo, its just easier as we'd only be living there part time.

not after reading what I said, townhouses on the other hand take the WORST part of owning a house and a condo and put it all together

HOA fees, no control over your land, dealing with neighbours, sharing a roof/wall. Sometimes the shared amenities are cool such as a pool or rec area. But outside of saving a few bucks from a freehold there really is no benefits of a townhouse to either one.

In NYC Condo (or Co-Op) is really the only option for a young dude. But my Dad/Aunt have a house. I'd say it's mostly about cost, upkeep and convenience.

Residential areas tend to be further from major roads/public transportation although I'm sure in ATL that can vary.
Homes are a lot of upkeep. Yall don't have ice and snow down there, but you do need to rake your leaves and keep your home in somewhat of a hygenic order to prevent pests from breeding and spreading infestation to nearby homes. Noise levels in Condos are typically higher so if you want to have loud rambunctious parties get a Condo. Most Home Owners are gonna drive you out if you are making noise after 10pm down there I believe.

Cost wise, a home may be more expensive. You have to get heftier insurance for a home than a Condo. I think it depends on the agreement between the maintenance company or holding organization of the condominiums, it can vary but when you're talking economies of scale, utilities will be cheaper in a Condo probably.
