None of this matters when you have no life. The math says that at a 5.5% rate I would pay $92K in interest payments over 9 years. I'm using that because back in 2019 when I was considering buying a house that's what rates were. Also I would have paid $30K on principal on a median house here. From 2019 when I started that portfolio to now I've built up about $200K though it's down $34K this year. In other words the money my portfolio lost this year is almost as much as I'd have paid down my principal in 9 years buying a home.

Buying a home isn't always the answer. The fact of the matter is people need to invest the difference to make renting as a strategy work. Most would just have that savings become lifestyle inflation.
