These loan officers and builders are doing an awful job informing buyers of property taxes. Starting to think its collusion just to get these homes sold and buyers can deal with the aftermath. They are paying land tax only the first year on new construction and the second year (or whatever assessment year) are shocked when the property taxes factoring in the actual home raises their payment $400-1000+ a month.

I know that isn't technically the realtors responsibility, but realtors shouldn't be paid 2-3% commission to act dumbfounded when someone like me asks this question when they claim to be local market experts.
Yea they do a terrible job, its almost on purpose they dont tell you the actual accessor value. And they also dont tell you that the first years of insurance quotes are basically temporary. I moved last year from Florida, shyts unsustainable

-no state income tax
-dirt cheap property tax
-cheap insurance, because we have no natural disasters

i can't think of a single other desirable place in the country, that can say yes to all 3 of these :dead:

Yall school systems are crappy and the government of Nevada overall always goes into some economic debt when the tourist industry take a hit. That no state tax sounds good if you single with no kids. Plus fl used to have all 3 of things and look what at where they're at? If they had state tax then maybe they would have had money to fund state insurance

Pritzker attacks State Farm over 27% homeowners insurance rate increase​


Bloomington-based State Farm said the significant rate increase in Illinois was caused by inflationary pressures on home replacement costs and more frequent severe weather events that are driving up the cost and frequency of claims. The rate increase, averaging 27%, will impact 1.5 million policyholders in Illinois.

My insurance actually went down by a couple hundred dollars but what's wild is my property taxes have more than tripled since covid. I bought my house that's right at 3k square feet, 2800 to be more specific for 208k. Now it's valued at 620k but it was at 450k probably not even a year ago. shyt is ridiculous.
