As a skeptic, the initial claim sounds suspect but the reasoning does bare out a bit better. Here's a snip from the article:
In February, Realtor.com designated Miami as America's least affordable place to live. Average monthly rents in the metro area, at $2,930, are on par with San Francisco and Los Angeles — and double the level considered affordable for people in the region given local incomes.

Miami's typical rent takes up a whopping 60% of a household's typical income. That figure is 45% in Tampa and 37% in Orlando. (Housing policy experts consider rents affordable at no more than 30% of pre-tax income.) Miami, Orlando and Tampa have also had the fastest-growing rents in the country over the past year.

So from the sound of things, it's not that they are more expensive than Cali or NYC, but there is a larger chasm between what people earn and what things cost when compared to other areas. Everyone sees NYC as having an expensive cost-of-living so wages and goods are likely to cost more, but Florida is still out-of-whack and ergo less affordable in the grand scheme of things :ohhh:

Good point and that worries me about places like Fl. Cali and NYC have good job markets with high salaries. Unless someone owns a business it's not like that in FL.

Is this really high or unaffordable

Art Plaza Apartments - Miami, FL | Apartments.com

That’s beach front property. In LA same place is 3K min.

I can promise you that ad is false. There's close to zero percent chance that you can get that place for anything close to the price that's listed on there. I'd be willing to bet that ad hasn't changed one bit since before covid hit.

i mean, cost of living is driven by
-demand to live there
-local government costs

and i dont see option B in the mix in florida :dead:
- no regulation of landlords and letting people raise rents wildly year over year (and look, as a former LL, I’m for a middle ground, but reading stories about Texas and Florida where people’s rent jumped 15/22/36% in a year is wild)

def. not ok in a state like Florida that doesn’t have the economy or earning potential of places like Cali, ny, MA, tx, etc
