Going to try to buy a condo/townhome by years end #askthecoli

Any suggestions brehs? I don't want to live around all cacs/blacks/xicans so im moving to a more diverse part of town (thinking parts of sandy springs and Gwinnett county). I don't see how our people constantly want to move around these cacs when they view you as their next-door negative equity neighbors. fukk your neighborhood!


Anyway, probably trying to stay under 75k or so for a nice 2br with a garage attached or minimum car port. My credit rating is "good" but im waiting to hopefully get it to 700+ before buying. As a breh, what can i expect when buying my first home?

man, I wouldn't advise buying a condo. them shyts don't really increase in value. and you have to pay assessments. plus if something goes wrong, the association can just hit you with a special assessment whenever they want.

plus in condo living, there are rules, and you can't be as loud as you want. kinda like an apartment.

townhomes are cool. but u still pay assessments. if I'm paying for a house, I'd rather NOT be paying assessments. for me, I would NEVER buy a crib that doesn't have a garage of some sort. I dont like my car outside when I'm at home.

you're in georgia, so the cost of living is cheap. can't you get a 2BR house???

I actually had a very easy time buying my house stress free even got 15k knocked off 3 bed/2 bath with a pool in the back. The other home I got for 10k just had to redo the floors and the roof currently renting it out for $600 a month. I don't have mortgage so I couldn't even offer any advice as far as that goes. What are some of your concerns?
So you paid cash for the homes? How did you avoid a mortgage? @beaniemac im not completely opposed to a home but they seem to be more expensive for something decent in those areas

yeah, but if you get a house, u can do what u want. it might cost more initially, but with a house, you might be able to stay there forever if your living situation changes. I'd definitely pick a townhome over a condo.

what kinda assessments/HOA are they charging for townhomes? I ask, cuz I'm wondering what u even get in return for those HOA fees since you are still responsible for the house itself.

75k for a condo is a steal but mind you condos don't hold their same values as a regular house. If you're looking to recoup and or sell your pad in the future I would advise against it. However it you decide to buy a house with your condo down the road you can always rent your condo out and have change in your pocket

Have no idea. Just learning about all this stuff. will check out a book from library this week
