I've come to the realization that I really don't do shyt. I got a new job in May and besides sending out emails or uploading something, I've done nothing but surf the internet. Like yesterday out of 8 hours, 6 was just bsing around, this has been going on for the past few months.
So instead of further wasting my time on spots like the Coli/facebook, I want in to get into passive income gigs. It doesn't have to be spectacular and I'm not looking to get rich quick. My dream goal is after years of working on that gig, I can live off that passive income and not have to work. Or maybe I can learn more about the Construction business and make easy money working low hours

What's a good place to start for a beginner with time on his hands? I'm already looking myself, but I figure I'd ask to see what y'all been doing

Buy a duplex.

Somebody tell me if you have a piece of property with building in a gentrifying area, that has no convenient store or coffee house in close walking distance, and likely not going to be one because of existing development.... is it better to put in a coffee house? convenience store? hybrid? or just shop the property around for potential users that will do what they want and pay rent?

Also, if you do have coffee house or convenience store is it better to start to actually run it yourself or let someone else wholly manage and you just own it. Preferably, I'm thinking that someone else could wholly manage, and the person owning the property own the business and property.
