What would you suggest someone do with it?

It cannot be the following: illegal, investing into banks (bonds, RRSPs, etc), opening of franchises, real estate

And please don't just say something for the heck of it, state a possible venture you would get involved in which you believe is promising, in demand and with a good cash return

Right now I was looking at good will and buying electronics or games and just flipping them online

Some dude bought a stack of old school play station games like Spyro for like $1
And was selling them for like $10 on ebay

I am considering buy to let/rent. The rent would cover the mortgage, possibly get a few hundred more a month, then sell the property before interest rates go back up.

There is also always the potential of just buying a run down property and flipping it but I am not built for manual labour and have zero skills in that department.

As far as business goes you have a very high probability of failing the first few times. I have a few ideas but obviously will not be sharing those. I have considered a Subways franchise, it's not cheap but it's Subways and you can have Halal option, you also don't need as much space in comparison to other food spots. Setting up in unis or near schools would be a good idea.

Also network, you may find people you trust, double or triple that seed money, buy some land, plant some palm trees and start selling that palm seed oil. I want to do this in the future.

i know this isnt practical for everyone, but my father told me about a friend he has that got some money in a settlement. he became a millionaire in a matter of a couple of years.

-he bought a couple of construction vehicles.
-sent them to DR.
-rented them out
-bought more
-rented those out

now he has the biggest construction rental business in our region of DR. has a lot the size of a football field with all kinds of construction equipment like bulldozers, cement trucks, drills. all kinds of tools.

Buy a 6-plex in Milton. GO service is expanding. It'll be Mississauga prices soon there.

i agree anywhere 45 minutes from the city will be prime, as prices go up and people can't afford and got to move further away

even barrie that used to be cheap isnt anymore

some of the most intelligent and experienced investors have lost hundreds of thousands if not millions throughout their career in real estate...and all of a sudden Joe the lazy leaf puffer is gonna come in and cash out like the slot machines in vegas? nahhhh haaaaaaa brody :mjlol:

For those thinking about property make sure that you can cover that rent if the property stays vacant for a while, anything can happen. In the UK though you could rent your property to the council for guaranteed rent, down side is there is a cap so you may only get enough to cover the mortgage.
