Why didn't you pick up on her point about crime? She said more migrants = less crime, but didn't stop to question what that implies. The subtext there is that the people already living in these communities, most of whom are Black, are the cause of the crime. It reduces systemic issues like poverty, policing, disinvestment, and decades of housing discrimination to an inherent flaw. That framing is racist. She is implying that the solution to crime isn't justice or resources, but demographic replacement. That's a dangerous narrative, whether she meant it that way or not.
You also could've hit her on liberal NIMBYism. White liberals love to preach about being pro-immigrant, pro-diversity and so on, but they make sure none of it touches *their* lives. They fight tooth and nail to keep affordable housing, shelters, and newcomers out of their neighborhoods.

You could have torn her to pieces by focusing on how it is used to keep wages low and the implications of her crime claim. You missed those windows because you're too used to seeing these type of conversions end with "negged cac".

The argument could have gone so much better. Black communities tend to be underresourced, and when faced with an influx of more people who require resources, the community is unfairly overburdened. Now we're having to do more with less. White communities tend to not have to deal with this, and when they do, its because the previously predominately black community is full and its finally spilling over to the white community. This immigration issue has been going on in certain black communities for at least 15 years.
