If I enter into a purchase agreement to buy your house, I can assign that contract to someone else for a fee before we are set to close. The key is making sure it's a good deal for the investor. I get around 15-25k per transaction.

Cold calling, text messaging, and through my website. Use a website application called propstream to find properties I want to target.
