    City Hall Park has seen a good bit of high-end residential real estate flood its perimeter in recent years, with the residences of The Woolworth Building and the residential conversionof the former Emigrant Savings Bank at 49 Chambers Street. Another project joins the ranks this morning: The 50-story condo rising on the former site of J&R Music & Computer World at 25 Park Row has officially come to market.

    The tower is being developed by L+M Development Partners Inc. with the family behind J&R. It’s designed by COOKFOX, who created 25 Park Row as a modern interpretation of the surrounding landmark buildings with a facade featuring hand cast stone and metal detailing and interiors with natural materials like Carrara marble, oil-rubbed bronze, walnut, and oak.

    The exterior flaunts cascading loggias and Juliet balconies, highlighting the building’s priority on providing a connection to the outside to residents. A majority of the condos come with usable outdoor space, and each comes with a view of City Hall Park.

    COOKFOX also designed the building’s interiors, and the firm’s use of natural materials extends indoors with wide-plank white oak flooring and walnut finishes throughout the building.

    Residents have a choice between two finishes in the kitchens: A cerused white oak or walnut, alongside Calacatta Gold marble countertops and backsplashes, Miele appliances, and a SubZero wine refrigerator.

    Master bathrooms will feature Calacatta Gold countertops and European white oak vanities with polished nickel fixtures. And secondary bathrooms will be just as luxe with a European white oak vanity with Lacava marble countertops and gray marble walls.

    The 110 condos range from one to four bedrooms sized from 900 square feet, with the exception of a duplex five-bedroom penthouse covering over 3,500 square feet.

    The building’s suite of amenities were designed by Studio Mellone, who took inspiration for the space from 1920s and 30s ocean liner ships to create a contemporary Art Deco look. The Park Row Club will feature 20,000 square feet of amenities including a 65-foot swimming pool, a gym that overlooks City Hall Park, a private yoga and meditation room, a resident’s lounge, and a terrace with a private lawn with an outdoor playscape and space for grilling.

    Condos on offer start at $1.83 million for a 1,000-square-foot one-bedroom, one and a half bathroom with a Juliet balcony. A 3,500-square-foot penthouse is asking $12.5 million and comes with four bedrooms, four and a half bathrooms, and a nearly 500-square-foot loggia. Corcoran Sunshine Marketing Group is handling sales for the building.

What a shytty location. I used to go to Jr computer world to look at computers I can never afford. I haven't been down there in a bit but there really isn't anything around, just all businesses. At least it's close to Chinatown.
