NYC needs to take some of the fukked up areas and make them low income for people who work/make their living in the city and rent control them. A 6-month lease on a one bedroom should not cost you a new car. shyt is ridiculous:francis:

they do, they cover the mortgage/taxes/insurance + about $1600/month in income. i pay nothing toward my living expense except utilities/internet. i'm telling folks...DO NOT BUY A SFH until you need one, multifamily is the way to go.


Damn, you got the perfect set up:ohhh:. Imma look into multifamily then. That's what folks don't realize, side income is king to getting away from the grind.

So should I just live in an apartment until I got 2-3 multifamily homes? Around here I know I could charge about $1000, so 2 family units would bring in $4000. Probably $2000 after mortgage/taxes/insurance

this is really dope. ADU's (granny flats/cottages) are one way to both make home ownership affordable out here and add to the housing stock, being able to build one affordably is key tho. i hope this takes off, 650 sq ft is more than enough for one person or a couple. cities could infill some of the random lots/warehouses with these as well - although they'll continue to sell these spaces to market rate developers :ld: . i can also see more balling people using this to build a pool house or gym space in their backyards as well :heh:

A lot of the homeless up there move south because of the harsh winter. A lot of homeless people you talk to in other parts of the country moved from the North.
What are the prices like in the hood?

I'm just assuming these 3000 rent prices in them super duper nice neighborhoods

Alot of these luxury aoartments in certain parts of nyc is bullshyt . They change granite and put stainless steel appliances in the apartment and want to charge 1600+ for a studio. All of it is all cosmetic and no real luxury amenities.

Thus why I want @SidneyDeane to show me what he considers luxury. A lot of things that are considered basic in other places seem to be classified as luxury to them when it comes to living quarters. But if you are in NY and own a home then i give you major props since they are expensive and have a lot of value and the market there is always a sellers market. You cant go wrong OWNING in New York since you will always have plenty of equity.

But if you're paying rent to another mother fukker... that's fine too. We all have to go through stages in life. But dont come pounding your chest like you're running shyt either.

My rent is really $2,550 and the rest of that is for utilities.

That's not true in certain New York City areas, I know this because like I said I was once a contractor for a short period of time and I've been inside of these apartments.. it's not the same as your average apartment with basic appliances :aicmon:.
