Yeah man it's ridiculous right now. Low interest rates, Fed printing money, and low housing supply has created some tough buying conditionsGood luck. Everything about real estate is sky high right now.

Divorcée(s) often downsize due to lower household incomes, bad memories, and higher liabilities. OP, you may be able to capture these opportunities, before the general market gets a whiff of them, simply by interacting with the attorneys that handle these cases. Similar to what @Orange cream shake suggested, if you live in the US (with our horrible divorce rates), getting a local referral to a divorce attorney should be easy.
But, in full disclosure, I prefer REITs to actually getting your hands dirty in rentals and rehabs. Far fewer headaches with similar returns(4-8% APY) to rental income.
