Its basically a site where investors are selling their properties, bc they're liquidating their portfolio, or just dont want them anymore. So really its a cash flowing property, ready to go.
Now the prices are a little higher than if you got the deal yourself or from a wholesaler. But i might hop on a couple just to get my feet wet and get used the process. Sort of like taking a couple of layups before trying the pull up 3 on a fast break.
If you can come into the money for a down payment, whether its cash or from a line of credit it might not be a bad look.
