So, how exactly do people get evicted in New York?

I was just talking to my boy from Miami who now lives in NY. It was him, myself and my ex and she was complaining about how her dad who owned some property in NY was having a hard time evicting people that owed him rent for months. She complains because her dad pays her mortgage down here and dude has been struggling to help her out lately.
Anyway, then my homeboy chimed in telling me some bullshyt about how he and his roommate hadn't had to pay rent in damn near 6 months and I'm like :wtf:

Then I thought about it and realized this is not the first time i hear about shyt like this where owners cannot evict some tenants. I hear that about NY and DC all the time.
Out here in GA your shyt is typically out in the middle of the street by the 10th of the month if they didn't receive your payment by the 3rd. I remember I knew tis chick who lived in Marietta and i'd drive to her place and seems like every month someone's belonging would be out by the property entrance after they didn't pay their rent.

you can still get evicted but it takes a very long time... people avoid it by screening the shyt outta tenants and setting the bar really high for you to even move into a place. Your ex's pops must have a building in a cheaper/ less desirable neighborhood where he can't screen the fukk outta ppl cuz ppl w bread dont wanna live there.

you gotta fight them in court and the court process takes forever... and if they can prove hardship they get extensions etc etc

I doubt it's a place where people have money live. Her parents are guyanese immigrants who moved here about 30 years ago when she was young and worked hard and eventually bought properties with their savings. It aint like they're ballers who develop and own expensive condos

it means if you can prove you lost your means of paying your rent the housing courts will give you a chance to pay the landlord.. thus extending the amount of time you are there.....and that's AFTER the court starts the process... so all in all it can take months and months.

in florida you have to pay like a $500 fee to report them to courts....and they give them time to get out first..my friends who have tenants are pissed when this happens because not only did they lose money but they have to pay $ on top of it.

Must be nice. Down here they don't care if you lost your job. Pay up or Pack up. And then they still charge you for breaking the lease.

Man he gave us some long ass story about the house may be going into foreclosure blah blah blah. i wasn't even paying attention. All i know is dude has pocketed his last 6 or so months worth of rent

Without strong tenants rights you'd see people's sh!t on the street like this is Godfather 2 or something. You would see that fvckery EVERY DAY. There would probably be A LOT more homeless people, too.

DOCUMENT EVERYTHING. And when I say EVERYTHING, I mean EVERYTHING! I can't stress this enough. See an exposed wire? Document that. How long did they leave the faucet leaking? Document that. Unexpected knock at the door? Document it. Notice any firehazard? Document that. Uneven floors? Document that. Neighbors pissing you off? Lots of road noise? Document that. Report/document them before they report/document you. Hell, if a landlord even so much as looks at you cross eyed, document it.

Know your rights, document everything. When the sh!t gets real, lawyer up. You can even MAKE money on a rental that you don't even own if you play your cards right. Hell, many landlords will PAY YOU to leave just to avoid the stress.

That's why in NY, they do a triple credit check, employee letters, recommendations, income check, w2, etc.

Even if the tenant is all fukked up, don't pay for no reason, it will be like at least 3 months before you can kick them out. That's after court fees, lawyer fees, etc. And if you illegal rent your basement, o man, a tenant can be fukked up, live there without rent, and then you'll be fine like 10k or more, then probably have to pay the tenant a moving fee lol

i have a true story horror story .........landlord was a bipolar coke head who was paranoid over her ex husband coming in and taking the place from under her...............would get these frantic calls in the middle of the night from her ranting "pimpineasy you know u have to pay ME the rent right not my crazy ex"..........................




turns out he really did own the place and she was supposed to have been using the rent to pay the mortgage...........she didnt ...........probably went up her nose.................place got foreclosed on

NY is an extremely pro-tenant state. I'd never be a landlord here :scusthov:
being a landlord there is lucrative and worth it... but you gotta screen the shyt out of anyone you rent to... even tho you can get money for your buildings in the hood... filling it up with desirable tenants is just kinda difficult.... you should always require a guarantor
