Stocks vs Real Estate

what do you prefer? I got a friend who recently bought a multi unit complex (if that’s the right term) in Atlanta near the new stadium. Said he’s gonna rent it out on Airbnb.

I dot know much about real estate so I told him I’m on these stocks.

What’s the best option long term:patrice:

Is there really a best option? You should diversify asset classes - I intend to own both at some point. Stocks can be pretty much fire and forget, real estate requires more effort and due diligence. Both can generate passive income (which should be the goal) or they can be used for capital gains. After a while though, depending on how your loan amortizes, you're going to realize a lot of profit from your property. Just need to keep it up to shape and appealing to tenants.

I periodically check out real estate listings just to see what's feasible. It's good to know what's out there.

They are both good but you have to consider the risk.

Stocks fluctuate on sentiment so you have to consider how their rise and falls would be affected by the figurative (sometimes literal) wind blowing.

Real estate can be a great investment based on neighborhood (prop value, access to amenities) and major capital improvents you do to bring the value up. Real estate in my experience is a lot more costly.

historically, stocks have better ROI

real estate is a mixed bag, and you definitely have to be a more active investor. the gains on real estate can be significantly higher than stocks, and there are tax benefits as they can be used as a tax shelter. plus u can leverage yourself with real estate. def not for beginner investors, u gotta do your research. check out the bigger wallets forum for real estate, alotta info and ppl there spreading game

definitely stay diversified. This is a good debate(stock/real estate talk starts around 14 minutes)

I think the breh won but valid points and considerations were made on both sides.

Not necessarily. To me it’s somewhat simple. Buy into shyt that’s going up. Apple, google, netflix, etc. Or ETFs, go through a broker with that DRIP option and eat off the compound interest. It’s just a matter of having enough steady cash flow to put into it to have enough coming back from the investment

Someone put me on to having a company actually managing the properties you own. Ima have to research it more.

Basically a middle man between you and the tenants. You just pay the company a fee and you eat off whatever is left.

I agree with this, but if u know what you are doing, real estate is significantly better returns. The issue with real estate is you really gotta put in work. Stocks is pretty much passive investing.

With real estate you gotta put in alotta work, doing research, building a support team, and actively managing shyt. U can also lose a lot more on real estate. But with more risk is more returns. I live in southern California, so I've seen some insane booms here and in NorCal from real estate. Dudes being multimillionaires in a few years just from good timing of the market.
