At this point they need to make a decision about the harbor one way or the other. It’s been half-baked in its execution and this at least seems like a clear indication of the direction they intend to take it.

It’s hard for me to judge it without understanding the full vision for the area because on one hand it’s cool in a vacuum. But on the other hand I imagine driving down 95 and it sticking out like a sore thumb lol
People focus on the outside.. The inside is a venue for sports, shows, live entertainment and more

They can't get a stadium, this is the next best thing

Feels like they are trying to make the harbor a mini Vegas. I don't stay out there so it's whatever but I see no reason for it. They'll do everything in PG except improve the quality of life.
Yep. That was the plan originally when the National Harbor was funded and created. To make a central tourist hub between DC and Baltimore. Outside of those two places Maryland as a state isn't a tourist attraction aesthetically. Like New Orleans to Louisiana or Atlanta to Georgia.

Maryland wants to capitalize on reefer tourism and gambling tourism.

projects that create jobs and tax revenue, and are not solely dependent on the federal government are it. Maryland , and Prince George's, needs more money to fund the things people want.

depends on the specifics, but this could be a positive development. I still think they need to urbanize that whole area and allow National Harbor to naturally expand
Facts. At this point you can't be putting all your eggs into federal govt revenue basket anymore. You've already lost Six Flags and will lose Redskins stadium in less than 5 years. You have to bring in new ideas for tourism. If the potential revenue numbers are accurate it will go a long way to building the things that are really needed like infrastructure projects

One of the big problems in PG is that its revenue is utterly reliant on residential property owners who value SFHs, space for their yards and cards , and fighting anything resembling an urban life environment. So they have to make moves while trying to not piss off their tax base, which have the means to move (see the high income flight from PG to Charles county)

However, PG cannot compete for business (for racist reasons but also) because it’s an unattractive place to do business. People like transit rich walkable aesthetic places to live dine shop and play. National harbor is an attempt to do that but is surrounded by highways and sfh neighborhoods. They really should up zone the entire area to create an urban walkable district that can really attract spenders and businesses as well as fight for METRO access

@BigMan i agree with everything you said. At this point they just gotta get momentum and get shyt started/done.

The area has been largely the same since the mgm opened. I know it doesn’t happen overnight but you either gonna make it a destination or you not. Let’s go.
