I would buy it to resell, have the foundation and structure looked at, have the amenities replaced cheaply, new appliances, new paint, structural repairs where needed, a garden and a tree + bushes in the front yard, stone driveway (its cheaper than paving it), have the steps repaired, have the house checked for molds and small animals, doors added, and porch added and sell it. Honestly, the total repair cost should be less than 90k, and resell value in that area should be high, especially if the surrounding neighborhood is an up-and-coming neighborhood.
