Commercial Real Estate borrowed at 2% and watched it jump to 7%. They cant make the payments and return profits to investors.

Thats why they are moaning about cutting interest rates. They want their mortgage and business line of credit payments to decrease.

The defaults on multi-family housing are exploding.

Residential will start showing up in October

At the point where a $99 a night room exists....the end-price is $179 with fees/taxes included. It's cheaper to fly to Turkey/Greece/Spain and spend a week at some beach resort there.

Was just out there with my wife. Hotels-$50-75 a night, Restaurants- reservations anywhere we wanted, casinos- small min bets everywhere and empty floors.

We had a blast but everyone we spoke to said it was a ghost town. Many talked of leaving for greener pastures.

Alex I WAS POSTING this months ago and have been every day since .It’s not just tourism our private sector jobs like construction etc are down bad .We are one of the fastest growing cities in the nation but has slowed down significantly.Tariffs have KILLED our ordering for home building .So it’s all of Vegas in ALL ASPECTS

Vegas priced themselves out of business. It started ten years ago when every hotel started to charge for parking. Rooms got too expensive as well as shows and food.

I went there in February and it is so f*cking expensive! The hotel was cheap, but everything else was outrageous. A basic breakfast in the casino cafe was over $100 for 3 people. We're talking eggs and coffee here.

I was thinking about going to see the Canelo vs Crawford fight, but that might be the one weekend where it's really busy. Might be smarter to go during a different weekend to try to get some better deals.

Loved Vdara. It's all suites, and the spa was amazing. Was years ago though. Dont know about now
Yeah, it's nice and luxurious. The only shortcoming is when I had my random ADD gambling impulses at 3-4 in the morning, I had to remember their is no casino there and didn't feel like walking to the Aria

I saw that there is a walkway now to beliagio and Cosmo from vadra. That’s the only reason why I was considering. Good looks tho

Why the decline? Because private equity happened.

Private equity said fukk the budget-friendly Vegas vacation of the 80s, 90s, 2000s and early 2010s. They cut costs on everything while simultaneously making everything 10x more expensive.

When all the juice is sucked out of the fruit, the private equity parasite will move on to its next victim and Vegas will be a decaying carcass of what it once was, similar to what happened to Atlantic City.

Just read that Europe is experiencing 'over tourism' right now.
The decline in Vegas definitely has something to do with the current Presidential administration.
