Yeah the offer part is the worst. Especially when its a hot market. I made like 3 or 4 offers before I bought my place. The cash buyer is the worst though. They have head hunters and they swoop in a buy places as soon as they hit the market. Most of them are foreign investors. But props for trying to buy your own place, especially in New York.

Thanks. Me and the girl looking to get a 2 bedroom...Either we sell it or enjoy it once we have a child. Don't wanna go thru the stages of scrambling for an extra room when we have a kid.

Ironic shyt is the places out here I never wanted to live back in the days are the places I've been looking to move now.

the market turns crazy fast here too. shyt would be posted 1 day and already have 5 offers. Our house now we actually caught within 15 minutes of reposting
then bought basically sight unseen with just our agents word on it.

my only advice at this stage is try and separate your emotions from the process. it's easy to get attached to places you bid on and if/when they don't pan out it sucks after imaging you, wifey and a future seed hanging out there like it's your own spot. just know that until you have a signed contract nothing is ever "done." even verbal agreements can fall apart. not saying this to disappoint you but just to temper your emotions because i remember how much it sucked for when things fell apart when i thought they were wrapped up. good luck though man, hope you find the rights spot for you and yours.
