I don't want a house, really (my parents made me do yard work since the age of 12, i fukking hate it), I'll settle for a high rise condo in a high dense area (downtown toronto - on lakeshore, or those new ones they're building around union station, or if I move down to the states, somewhere in buffalo, or DMV area).

2 or 3 bedrooms (for kids I plan on having later)
a master bedroom with this exact color scheme

I think even in a situation where you have to take what you can get, you can still have things you want as long as they're realistic.
For now, I'd probably a must-have would be a big kitchen and large master bedroom.

I'd be willing to go with something that needs renovations though.

All that's fine and dandy and pretty common. However, you need to think about stuff like backup generators, tankless water heaters, Propane hookups on your patio for outdoor grilling.

Another good thing to do is run cat 5 or 6 and have a space dedicated for home networking, like a small closet. It's the shyt you can't see that will make your home more comfortable.

You're missing the big picture tho, all those behind the scene things can be done relatively cheap in comparison. The most important thing is the structure of the home, and the location. It's a lot easier to run cabling than it is to tear down walls and such.

Naw I get the big picture. I have the house you want to buy and so does everyone else on my street. But you also need to consider resale if you have to move. Those little things make a difference in selling a house in a week or 2 months.
