temple is trying to build an on campus football stadium with entertainment surrounding it. if i lived in philly i'd snap up real estate in that area.
Might be too late fam....the best I can say tho is that when I was down there, there was a lot of black ownership of the properties

They were buying the buildings and renting it to the college kids from the burbs and making BANK. Hopefully this is still the case.

i don't think they plan on leaving that 1/3 behind, the plan is usually to push 'em out. the suburbs will be the new ghettos, european style.

Some burbs are bad, but the REAL BAD places now are located in rural settings. Like in Newburgh NY....that place is the worst, most grimey place in modern times on some Camden NJ shyt since the last 10 years where gentrification and the economic downturn done ravaged the broke people to live in the middle of nowhere. Many burbs are OK, but in America, the rural areas where redneck State Troopers and broke down houses with ratchet people live at, are the new hoods. Allentown, PA is like that too, with broke ass people of gentrification NYC got pushed out and live in spread out houses that are abandoned :hhh:

Seattle is already nuts and I don't see it slowing down anytime soon. Home prices are the fastest growing in the nation. I'm not sure it'll get San Francisco expensive, but it might get close.

DC will go through another pop. growth when the next Democrat comes into office. When Obama came into office, tons of young talent moved into the city wanting to be part of the movement.

DC will go through another pop. growth when the next Democrat comes into office. When Obama came into office, tons of young talent moved into the city wanting to be part of the movement.

"opinions over statistics, of course" :heh:. i guess if you want to be specific, yes the population has been growing for awhile, but you can't deny the rate of growth changed by about 25% under obama.

just in terms of politics, democratic presidents hire more federal employees, thereby increasing the amount of available positions in the city. Trump is implementing hiring freezes and leaving scores of positions unfilled. those decisions have an exponential effect on DC federal agencies and contractors that support them.

It's already happening. In this generally working/lower middle class city, rents have been steadily rising due to the new Rams/Chargers stadium being built and the promise of high end dining and entertainment spots moving into close proximity. Rental increases and buyouts began almost from the moment the Rams move was approved.

Before the first bricks were laid for the stadium, a rinky dink motel across the street from the dirt plot that would eventually house the venue sold for like $12m. Meanwhile two or so years prior the business and the land were valued at little more than $800k.

A 2bd/1ba shyt shack that used to cost MAYBE $1,050/mo is now going for a smooth $1700, if not more. Housing prices in the area are already on the rise PLUS you have those who are reluctant to sell now - even at a price well above their property's real value - on nothing but the strength that more whites/affluent minorities will start moving in once the stadium is built.


Go to Inglewood on any random day and you're guaranteed to see a number of yuppies/cacs out and about like it's nothing. 5-10 years ago you wouldn't see shyt like this unless the Becky/Chad had a black spouse. And even then it was rare.

The local grocery store (Von's) has already done extensive remodeling to make the place look more like Whole Foods/Gelson's and started carrying wayyy more vegan ~alternatives~ simply to cater to a future influx of white patrons.
