What were the main things that you questioned or factored in before going through with it? Or in hindsight things you wish you knew beforehand.

price and location (i was looking in the area close to my job). those were on point so i didn't even get a appraisal or inspection or whatever. it helps that i have good friends in construction so any flaws/dislikes i saw in the walk through, i knew wouldn't be an issue to fix to my liking. i was there for like 20 mins, told the agent to make an offer. less than two months later i was in there, been here ever since.

i don't think there is anything that i wish i knew before. i am pretty good at doing research and knowing what im doing

The performance of the school district. Show me a good school district, and I will show you rising property values. Wife and I didn't even want kids when we bought our house. We sorely wish we had taken that into account.

How to find a good inspector. Not one of those "its got good bones" dudes

Early on working with a realtor he suggested your three must haves. limiting yourself to the will really really help you did through zillow and then the open houses.

I got it for the low so I expected all the basic upgrades, but I didn't realize my house was so old that every thing has to be custom fitted or gutted and redone. House was built in 1926 it's actually in the historical registry.
My house is from the late 1800s and I recently bought a doorway chin-up bar. It doesn't fit in any doorway in my house as the door jambs are 1.5x as deep as a modern doorway. Old houses are crazy.

Ask yourself, what are the ways I can get screwed? The answer to that , for old houses, are endless.

Save your money. Buy a new construction.

Also, if you’re not a home body. Don’t buy a house. An apartment is what’s good for you. Folks be spending fortunes on homes but never stay in it.
