There are some 2k a month apartments for a roach box in UES but they are in all old buildings that haven't been upgraded since the 70's.

That's what I got out of the research I just did. Is UES, mainly super expensive townhouses and overpriced apartments in old ass buildings? Whereas lower to mid-manhattan has the newer buildings?

All of Manhattan continues to be gentrified from all angles. The last shyt available is those public housing projects. It'll take 50+ more years but they'll get to those too somehow.
