I work with a ton of investors and also do some wholesaling and flipping myself... hardest part is finding the properties and then finding out how to contact the owners of said properties. Checking the county sites around you for tax deed sales is a decent strategy. Also maybe getting in touch with probate and foreclosure defense attorneys in your area and letting them know you're willing to buy homes with cash (you're not actually doing this, you're just going to assign the contract) if their clients ever want to sell.

I've been advocating wholesaling real estate on here for years, as it's a great way to make a good living while eliminating the majority of the risk and cost that usually comes with being involved in real estate transactions.

im located in cali and got some investments here, and my good bud is investing in out of state shyt around cleveland and the midwest. i been scared to take the plunge on out of state stuff.

How would you start with out much cash/capital up front?I'm in South Florida... which is actually a good ass spot to wholesale because so many older folks move down here once they retire and buy houses near the water... and then once they pass, those properties who to their heirs, who tend to be living elsewhere and don't want anything to do with the place, they just want their money from the sale of it. So one of the best resources for me have been estate attorneys who handle probate and wills, because if the beneficiaries of those properties don't want them, the attorney can offer them a solution - a cash buyer that can close on the property ASAP so they can all get paid.
