Don't assume just because they have section 8 they want to live in areas like that. Its actually the exact opposite. Most people who receive section 8 definitely try to go in what we called areas of opportunity but the problem is there is limited availability. Most time in those areas, they want you to have a 650 credit score and earn 3x the rent amount which would essentially make you ineligible for section 8. That is how they keep people with vouchers in bad neighborhoods. Anyway to answer your question, we did have one tenant and she left after a year. Another tenant got robbed two houses down and moved the following year and there was one tenant left when we sold it. There was a gas station on the corner that had one death and at least 3 shootings within a few months of each other.
