Because it's always better, easier, and smarter to have two incomes. Paying for a house making $70K is a lot harder than paying for a house with $70K + $80K

No one should buy a house they can't afford, but that's not what you stated. Being single doesn't disqualify someone from being able to afford a house. If you can afford one, buy one. Its one of best ways to store wealth, especially if you plan to buy a large house for a future family.

Never said it disqualified a person. But explain to me why it would be better to buy a home with one income vs two? Even if you can afford it alone, why would that be the better option over buying a home with two incomes?

Bro, it was in my first reply. Any investment you put your money in while waiting to get married before buying a house, will get taxed. If you buy a home now, the profits from selling it years later will not be taxed if applied to another house.

Option 1: Invest in stocks/crypto for 3 years and make $30k in capital gains. You take out your profits to buy a home with wifey. IRS takes $4.5k (15% long term capital gains rate). You now have $25.5k as a down payment on your new home.

Option 2. Buy small condo near train station and sell it after 3 years for $30k more than you bought it. You now have $30k as a down payment for your new home.

Why do you associate marriage with waiting? When did I say to wait and buy a home. All I said was get married and buy a home. But you heard that as waiting. Stop waiting to get married and then you won't have to wait and buy a home. Literally everybody gets that except for us unfortunately.

There is not one situation where you can logically explain that it makes sense to buy a home with one source of income vs two.

Buying a home now single < Buying a home later with two incomes/spouse

That will always be the case no matter how you spin it.

10 years ago, you could have a nice 3bd 2.5bath 2 car garage Townhouse and a nice SUV or 50k car and still have money to dine out and shop and trick off. :blessed:

Now, not so much. Let's say you're making 100k, that's around 2600$ bi-weekly after taxes. So you have about $5,000 monthly to work with. A nice 1br about in $2000 + utilities. That's almost half of your earnings. I was told you should only use 30% towards housing. Good thing my car is paid off, so 2000$ a month wont kill me but it's hard paying that much in rent. That use to be a good mortgage. Maybe I should buy, but i'm hoping the market corrects itself soon.

I just moved back to DC last week from Louisiana. I don't know how all these people can survive these prices, must be a lot of shacking. I didn't come back up here to not be banking and saving. My house is paid for down there, so it's weird looking at this high azz rent. I haven't paid a mortgage or rent in years. I'll see how things go for a few months, if not well, i'm heading back South.
Not saving anything is not living nice and I typically call BS on people who make 6 figures and can’t save. FOH. People with 6 figures are entitled. I make great money but I don’t live in Tribeca I still live in the same boring area I was raised in 45 minutes away from the city

I couldn’t live in DC. Or Mo County. Or NoVa. Everybody pretentious as fukk. They think their college degree that would be worthless in any other job but their government job makes them the most sophisticated and smart person on the planet. They speak sarcasm like a second language and are low key disrespectful to everyone. People from MoCo and NoVa think they from DC. Nobody wants to be from Maryland. Black DC natives hate anyone who isn’t a black DC native unless hack the matrix and you manage to make friends with one.

People never snap out of office mode. All of the men like to dress like sleazy nightclub owners wearing suits without ties and shyt. People still drink like they are in college. The District is overrun by corny cac transplants from literally Iowa. Cacs in the DC area are insufferable and literally think being white as fukk and talentless is the key to success in life. Plus, DC gets whiter by the day. NYC and Cali are high priced because these places live up to the hype... the only reason people move to the DMV is to secure the bag with a fed job.
