In a nutshell the prices get lower but they go closer to their true market value.

Houses on the market right now are valued more than their true market worth. Not to say that the equity (value) of a house you buy can't increase, but it's likely going to fall back to its true market price within a few years since it's inflated right now.

The golden rule of investment is the same for real estate: Buy low, sell high.

If (when) the housing bubble pops, you can buy decent homes for below their actual true market value if it is a short sale or foreclosed on.

Edit: And interest rates typically drop during recessions but you can still get f'd on an adjustable rate if you're not careful.
