Had a pretty interesting year, one of the crazier ones that I remember really. I feel like I really accomplished everything I wanted to and could in 2013.
The last couple months I've been working on my credit score. It's pretty difficult because I'm a younger guy and in the past always paid for things in cash. I'm below where I really need to be to get some of the loans I require. Also working for myself and taking a year off to travel really hasn't helped.
My main focus is real estate: development, management, rentals, and vacation rentals. Like another poster said find something you enjoy or love, but also do something that will challenge you personally. Real estate isn't for the faint of heart and it's really labor intensive(on your part/ well at least what I do) and cash intensive(as a rule). Luckily I've been doing what I have been for awhile so you learn a lot along the way. College helps without a doubt in some areas(legal mostly), but it's mostly interpersonal skills, computer skills, photography, and the understanding of everything that's involved in building.
For me I have the ability to do nearly everything myself so I can pocket everything. I don't recommend property management companies especially if you're in a position to do things yourself and in all honesty unless you're really advanced or have a lot of cash, you're going to get burned I see it all the time in NY. I also don't recommend buying properties you can't easily access or spend significant amounts of time at if required. I should also say I do this full-time, for me I found that it's not something I could easily work a regular job and balance at the same time. There's days where I'll do nothing other than what I want, and then there are days where I'll wake up at 9 a.m. and be on the phone and computer through 3 a.m. or later.
Probably post some more tomorrow.
