You gotta fix it up too. I've been trying to get into flipping dilapidated hood properties as side work.

Its really important to consider the costs of repairs. Add like 10-15k to the price.

Also you need to be aware of what it's value would be, once fully renovated.

Zillow lists property values by the house on their maps. Look around at the houses in the neighborhood, and that'll tell you about what it would be worth once fully restored.

Take that number minus all costs and thats your potential profit.

When I was majoring in criminology in undergrad we learned about Detroit for a whole semester and the idea was to make the city limits smaller and turn all the outter areas into plant life or some sort of Forest/farms.


I think it’s stupid idea when you factor cost of living. Detroit should keep its city limits so there is unlimited supply of land for housing to keep real estate somewhat affordable.


Also when they brought up the idea I also feel like it was made to shorten the black community in its census because the areas they want to keep will obviously be the ones showing minor improvements

Overall, I can see it as very doable if you have money saved up and a good credit score. $50,000 for rehab costs ain't shyt considering most houses are $200,000
