im eating pretty nice off my 3 properties in baltimore. got a house round cherry hill and that area is on the come up because its close to the water, my value is raising every year. all my properties are in the hood and paid no more than $30,000 for the homes and get to charge 900-1200 rent. and believe it or not most the homes are in good condition mainly just needs cosmetic work, 5000 is the most i had to spend to fix a place up. my spot on pelham ave is paid off so i get to just collect all rent
the riots definitely wasnt a goodlook for the city tho. before the riots crime was decreasing, in 2014 there was only around 200 murders and the beginning of 2015 looked like it was going to continue that trend but as soon as the riots happened that shyt just took off.
crime aint going to stop gentrification, if they want your hood they going get your hood. im from DC and some of the historictly worst streets in uptown are lily white now. i live on the soufside and they trying to gentrify anacostia but the good thing is most of these gentrifiers are black. they going do this shyt with or with out us so we need to get in on this. black folks need to be buying the properties in baltimore. dont let them kill your culture like they did to most of NWDC.
