:unimpressed: there's so much red tape you'd need to go through for this. I'm almost convinced city council members in various cities have backdoor agreements to keep regular folks from implementing this type of stuff. I've been researching a local home builder and they've bought over 100 parcels of land around the city that were supposed to, on paper, go to people willing to do this sort of thing but instead they built houses 10x the median income. How am I supposed to buy a cheap house to rehab when I'm competing with multi millionaire's with connections.

Just spoke to some family in Detroit. The house next door to them was bulldozed and the city will sell them the land for less than $500, but there's a "No Build" clause. Over the past decade a nearby oil refinery has been buying up residential property in that neighborhood. It appears they have a deal already set up with the city, based on the odd "No Build" clauses on empty lots.

knew it'd be real estate. but you still need capital to cop 1 property to get started. black folks, for the most part, dont have enough or aren't willing to take the risk when they do

residential is more of a pain in the ass than commercial. my goal is to hopefully get 1 or 2 commercial properties by end of the decade

yall wanna get a coli fund started and set up a coli LLC tho? :mjgrin:
I would be interested if I’m able to control the bank accounts.
