Just wait, we are in a recession. I just bought for my mother in law the bullshyt I had to hear for months. :unimpressed:

What I notice is affordable homes for vast majority of people are overpriced currently. The houses people can't get loans for are closer to their actual value.

When buying a home, DO NOT SETTLE for anything less than what you want. Consider a different side of town or a different suburb, houses are often built in a certain style similar to houses around it, so you might see different styles if you check a different area.

Buying new is great, just try to make sure they didn't take any shortcuts with the house.

My parents bought a new house in '06 and luckily my dad noticed one area where they had cut corners, something about the dryer vent leading to nowhere

Why everybody gotta be sleezy these days? I’m looking into some reputable builders and looking them up on better business bureau.

There just seems to be so much to that process. First, purchase the land, then get it built. But I’m gonna keep doing my research.

@Booksnrain Yeah, it can be a pain in the ass, but it's certainly worth the small trouble. Owning a home and/or property is rewarding. So is upgrading homes. I also think that house hunting is fun. I'll even browser Realtor.c0m and LandWatch.c0m for fun on occasion. If you have a good realtor, the paperwork and process shouldn't be bad at all. In fact, it should be a great experience.

My parents didn't purchase the land, they found a house that was in the process of being built and they bought it.

Greensboro, NC if I accept a position at UNCG.

Concord, Charlotte area if I get a call back from another university.

My father built his crib and while it was more expensive, it was worth it to him in the long run.

I’m not familiar with the NC market but it seems like you can get a pretty good size house with $300k there, although you might have to pay more to build the house you want in the area you want.

Yeah I went and got pre-approved thinking I’d be able to hit a Corona deal or even a foreclosure. But NOPE! Every remotely nice home I see with decent space that isn’t overpriced has like 80 offers on it as soon as it hits the market.
