Well depends on what side of town you looking to stay . I remember when all the black people was moving to Mckinney getting houses built leaving the south/southwest sections. Even Cedar Hill was damn near affordable for a out of towner and now its elite pastors and cacs and the houses are 300k more than they was in 07. But then again this is the from the view of a L.A dude

Right Cedar Hill, Duncanville, DeSoto, Garland, McKinney, etc used to be affordable for a breh but on the flip side places like Addison and Plano were full of rich cacs. We lived in Uptown back then, so that might make me biased. Porsche’s, Aston’s and Ferraris driving past while I’m walking to the bus stop

That's changing in Detroit. $500 rent is a myth here too unless you live in Beirut or deep east somewhere. Especially now that gentrification is in full swing.
