A nice 2k sq ft closer to Harlem is like a million bucks, while a shytty one closer to mt vernon it might be 3-400k for the same size.

Gentrification (and smartening up) is happening everywhere, cacs in The Bronx have increased by 10 percentage points since the 90s. And the population is 1.5 million.
