I'm well aware... I'm well traveled and have seen the gentrification of Oakland, "south Los Angeles", Filmore in SF, DC, and of corse Harlem, Bed-Stuy, crown Heights, bushwick.

I'm never suggested that gentrification is exclusive to NYC. I'm saying I don't see the gentrifier CACs here in NYC moving to Detroit

You guys are forgetting why Detroit is a dead city, all the jobs disappeared decades ago. No reason for that city to exist anymore, it's never being regentrified. Crime became an issue after the jobs left.

All the places cacs moved back into we're bad neighborhoods in big cities with jobs. Detroit has no jobs at all

The fukked up thing about that is if you get that house fixed up it's going to get fukked up by the neighbors. I was thinking of buying property like that but I'd never have peace of mind way out in LA with property all the way over in Detroit.

That being said it could potentially be a come up but you need to know when to strike. It could maybe take decade(s) for Detroit to turn around if ever but boy if you're looking for quite medium/high risk with potential high reward than this is a good example. I'd personally only strike once I hear news of a regeneration programme or just some positive news about turning around the community but I'm sure the people of Detroit been waiting years for that already.
