I could buy a house straight cash tomorrow but with property taxes,maintenance fees etc..i would end up paying more monthly than someone who is renting the same type of house or an apartment

I simply said renting when you can afford to own is stupid. He said he wouldnt buy shyt for fear of losing his job, which is stupid, because you can lose your job at any time.

i honestly really wasn't going to waste my time explaining it to them. but since u did, i'll elaborate.

dont get me wrong, i would love to own a house. but i wouldn't be owning it hoping to flip it sometime in the future. im not a person that likes change too much. so if i buy a house it'll be a house i really like which i wont be getting rid off unless something seriously better comes along.

now, it is through roaming on these boards that i have come to realize that there are in fact really dense people out there...i.e., the moron u quoted.

if ur making 150K, i dont see why u should live like ur making 150k UNLESS you've been making that for at least 5 years. think about it. like u said, u make that kinda money for 5 years, and sock most of that away (since u wont be spending it on luxury cars or other silly things like that), after 5 years, ur bank account will be heavenly status.

but no. the vast vast vast majority of people dont think that way. they dont have the discipline.

and after 5 years, if ur still hell bent on getting a house, i'd pay for it outright. yes. i hate debt. u pay it off outright means u have no bills...except for the taxes.

in my apartment, any thing that breaks, the landlady sends workers to fix it the same day. i dont be pay sh1t. in ur house, anything breaks, u fix. all that tax deduction u get will be spent fixing sh1t...in most cases.

the thread really isn't about owning a home.

if u start making 150k, and u have the discipline to live below ur means for 5 years, at the end of that 5 years, u can go build urself a brand new home instead of buying home already used...and possibly abused.

if anything breaks in ur new home (which u just built), i doubt u'll be the one paying to fix it. the company that built it for u will, if the break happened before ur warranty period lapsed.
