If you do go that route maybe look into buying a parking lot or just laying down concrete and having outdoor units rather than a warehouse. People like driving right up to their units


You know what's funny I just saw a storage facility being built near me and I couldn't figure out, why a business like that sprung up.![]()

Not gone lie you probably the only one breh brehI heard this question somewhere and it got my brain going.
People are constantly accumulating things above the rate in which they are disposing them and also some are downsizing. A good play is getting near a college or two with a lot of out of state students that need a place for their shyt over the summer.
Think about it like this. You're basically a landlord with nearly no overhead. If your paperwork is right you dont even need to worry about climate controlled units or much liability. The outdoor units dont even need lighting or much electricity. And if you're really thorough you'll link with moving companies and get a % of every referral.
Let's say you get 50 units and rent them at 100 a pop a month..you are now at 5k a month revenue and can seize items in units after a certain length of non payment while (I think) avoiding a foreclosure process because I dont believe renters are considered tenants of any kind
