Any residential property prices around 100K need full gut rehabs. Anything less is more than likely a demo - the seller is basically just selling the land. Chicago is always a good real estate plan bc chronic shortage of housing = strong rental market in any neighborhood.
The U of C has been slowly pushing west for years but area around OBlock is more industrial. Huge city owned property nearby and right off loud/busy expressway. If you go north about a mile the city put in a massive tennis complex that is pretty nice. All of those areas will be fully gentrified in the next 20 years or so. Close to train station so you're only 20 minutes from downtown and even less to U of Chicago and lakefront.

They used to have a program where if you owned a building and there was a city owned lot next door, you could buy it for $1.
I live right around this area. Landlord just said his 5 unit building appraised at 1mil+. Only a few blocks from the area OP is asking about. Only a matter of time...
Houses in east Woodlawn are already easily over 500k and west Woodlawn is trudging along and there are still projects over there. They don't care, they're valuing properties at speculation prices, and people are buying them.
Ill keep it real with you. You shouldnt be going around the country profitting off of other peoples communities for your greedy ass self. Gentrifier especially when youre black too but lemme guess, youre haitian so you dont see yourself as being like the black americans whose roots on here. Some of you black caribbean folks got that

Im all for what hes doing only if it helps benefits the community hes doing it to especially if the residents are black. We gotta hold ourselves to a standard if we are going to do business as black people. We cant practice white people economics as black people because we dont have white people wealth and obviously, that came from government, policies and etc that set black america back where we are way behind in wealth. We got too many jay z's when it comes to money and business. oblock is not really surrounded by empty lots. there are lots of single family homes and two flats in that area. matter of fact, emmitt til's crib is like 1/2 a mile away.
the neighborhood is woodlawn, which has sections that are currently being gentrified. however, that is NOT the part of the neighborhood near oblock. I would NOT live near there as there's too much action and fukkery on king drive and 63rd street currently.
