Just in January I was ranked #1 sales person on entire west coast for Verizon the amount of accomplishments I have with AT&T and Verizon would hurt your feelings but unfortunately with those accomplishments pay raises dont really come with them which is why I started my own business building and selling computers

so yeah I dont own any properties yet but its on the list of shyt to do this year as well get my business off the ground thats first priority

Banks are still being stringent with their lending, and unless the OP has excellent credit, extensive history, and real good income, he's probably not getting a loan. But even if he did, that $4000 down payment isn't going to get him very far. He'll need to pay for all the repairs before he rents the place out. And dealing with renters can be a nightmare, he'll need some free time/help dealing with all the bullshyt that comes with the territory.
You can get burned very easily trying to play this game.

But for real, you're not going to make a lot of money if you only have $4k to play with. While the CD may not accrue much interest, he can treat it like a rainy day fund, something that can't be touch easily. If you haven't done your taxes yet, trying seeing how investing the maximum allowed in an IRA will affect your return. That might be more financially beneficial than a CD for you.
