Looking for ideas. Just put an offer in on a 12k sq ft warehouse. Industrial zoning. 20"+ ceilings. Enough electric power in the building to power a small army.

Looking for ideas on what kind of businesses I should put in there or start up. There are 4 separate areas in the building so Im gonna subdivide into 3k sq ft plots.

My ideas so far:

Storage rental
Mechanic shop
Grow micro-greens/organic food
Art studio

I would go with the storage rental. They tend to be very profitable in the right areas.

-biggest 3d printer you can afford
-machine that makes filament
-machine that makes nurdles - turns scrap into parts that can be made into filament

link up with a scrap yard or some GC's and turn their waste into materials to print with.

print your own furniture and fabricate parts for retail sale
sell spools of filament on the internet

lease your space out to contractors, schools/ students, architects, etc and cake when you arent using it.

a "green" biz
tax credits, grants, etc (Trump willing)

I don't know if these fly in the US anymore, but when my dad was in the military they had these DIY garages were you to take your car to work on. Just pay for tool use and overnight car stays. I don't know how practical that is; probably not if mechanics have trouble paying the bills.

KC market for business real estate is so wouldn't know much else to try.

I don't scrwe around with the hobby much but I'd try starting an RC car club. Set up an indoor dirt track and a shop selling parts.

That's all they occupy in the D.C. Metro area. Depends on liquor laws and such though.

this is neat. A guy I know worked two full-time janitor jobs for 20 years and bought 8 warehouses when he turned 45. Dude retired and is making millions.
