I have four rentals and the last one I didn’t even spend 12k renovating. Look for homes with minimal work needed of course and stay away from foundational issues, roofing issues and many window replacements because that costs more than anything else. Plumbing and electrical I can get done for dirt cheap and everything else is walls and floors. I can hit a local habit for humanity store here and get lightly used kitchen cabinets, stove and fridge for under $400-600 depending on what’s available.

I’ve been doing this since 2017 and let me tell you this is the easiest lick since PPP.
What ypu think offlproda housing? Ypu think ypu can do this down there? MIch higher cost plus insurance due to weather.

I’m from the Midwest and the job markets are largely concentrated in the metro areas, where real estate is still expensive. Sure you can go out 30-45 min from the city center, but it’s not going to be a place we really want to live…unless you’re ready to deal with the passive aggressive fukkry. It’s easy to say “just move” but there are a lot of factors that go into settling in a new place.


I lived in Michigan, Iowa, and Ohio. There are plenty of places that have job opportunities combined with low cost or moderate cost of living. Everyone wants to "live it up near downtown" and don't care much for improving their quality of life. People just need to be honest about it and stop acting like things are stacked against them

Very nice neighborhoods

- Iowa City is a great walkable college town with good job opportunities
- Davenport is a city closest to Chicago, so it has a nice sizable Black population
- Des Moines is the biggest city, and has the most opportunities with decent rent. Very good for Finance or Manufacturing careers

Sure they can. Unless you have a WFH position the market dictates where you live. The average person can’t just pack up and move to Rockford Illinois on a hope and a prayer because the housing market is cheap.

i read somewhere thieves go in and steal materials from those houses that are being fixed. u ever had to deal with that?

I check on my property atleast every two days so I never had that happen. I do know of two people buying AS-IS homes from private sellers and the house gets broken into either the night of closing or days before their move in date. But that's just petty sellers trying to scheme extra money from the house.

if those states had a abundance of jobs and low cost living like claim they would have higher populations than they do now
