seller must have wanted to unload if willing to cover closing costs...that is a great incentive for you, i remember signing a check for so much money when closing...I hated that shyt, congrats on your purchase

yeah it kind of worked in my favor.

The place actually was under contract about 6 weeks ago....my realtor had showed it to me and said "hey this place is gonna go fast" so because I was still looking I didn't commit.

I actually had found a 3 story joint, but they didnt want to pay the closing costs I wanted and also moved up the closing date. I passed, so my realtor said the original place contract fell through....so we jumped on it

Right on. Townhouse is harder to sell but the market depending where u at can change. I bought my second house last year I'm trying refinance now. Buying is a pain in the ass, on my way to the closing my lender called me saying there were dicrepencies, I had to clear up shyt at the last minute. All that paperwork it's ridiculous.

Very minute. Dates I was employed at former employer. My lender took down the wrong dates tried to blame me, but I'm very meticulous when it comes to dates and time frames. They almost didn't approve my loan because they had the year wrong. I was pissed off. Had to fax statements over again, shyt was frustrating. They go through everything with a fine tooth comb thanks to the mortgage fukk ups that lead to the recession.

Because im not dropping 20% down I have to pay pmi for a while
so mortgage/taxes/interest/pmi/hoa/homeowner_insurance = 1200
Pmi is such an amazing scam I just waited to get my 20% fukk that
